Company Let Administration & Reference Fee: £350.00 Administration & Reference.

Administration & Reference (First tenant): £350.00 Administration time, negotiating term of tenancy, drawing up tenancy agreement, submitting referencing report, previous landlords check, bank check, credit check, obtaining supporting evidence of documentation, providing deed of guarantee if one is required, verifying 3rd party referencing finding, carrying out all additional checks.

Additional Individual Tenant Fee: £70.00
Check-in fee (only applicable to managed properties): £70.00
Guarantor fees (only applicable if guarantor is needed): £70.00

Pet Deposit: This fee is variable based on an amount set by each individual landlord, typically between £500.00- £1000.00.

Deposit - Typically 6 weeks rent (per property)

Post Tenancy Fees: (If applicable or when we provide a managed service)
Duplicate Tenancy Agreement fee: £30.00
Renewal of tenancy fee: £90.00
Changes to tenancy agreement: £60.00
Late rent reminder letter and any further correspondence: £30.00 per letter
Post Tenancy Reference request fee: £30.00

Post tenancy property professional clean fee: These fees vary based on size and type of property and also depends on the company at the time of clean.

Holding Deposit Amount: £250.00

A holding deposit is required to reserve a property and for all further marketing to stop immediately. The holding deposit is not an additional fee and will be deducted from the first month’s rent on successful tenancy application. Please note the holding deposit is non-refundable should you withdraw from proceeding with the tenancy once references have started or should you fail satisfactory referencing checks provided by our 3rd party partners. In the event a landlord changes their mind or decides not to proceed with the tenancy before the outcome of referencing, then all fees paid will be refunded. A payment of holding deposit does not form the basis of a tenancy. A tenancy will only be offered once satisfactory references have been obtained and all parties have agreed to the terms of the tenancy.
